When you make a word plural by adding an 's' (or 'ies') and THEN make it posessive, you only add the apostrophe.
For example: Those are the grandmothers' coats.
When a word becomes plural without an 's', then you add an apostrophe and an 's' when you make it posessive.
For example: This is a men's clothing store.
When you make a singular word posessive, then you add an apostrophe and an 's'.
For example: That is the boy's toy. (The toy belongs to one boy).
Compare that to: That is the boys' toy. (The toy belongs to more than one boy).
